Modernizing a Rat Pack Hangout
​​​​​​​This was a classic mid-century home owned by the family for generations. The patriarch had lived there for decades. Through his connections to the entertainment industry, he’d had quite the impressive guest list.

The Rat Pack, for example!

Yes, we’re talking about the likes of Frank Sinatra, Dean Martin, and Sammy Davis, Jr. They’d all been here at this Westlake 1 and Olympic neighborhood home in Daly City. And to some extent, it felt like they’d never left.

The home felt like it was stuck in that time period, the 1950s and ‘60s. In the present day, the market was tightening as interest rates nearly doubled. It wasn’t kind to sellers of properties that buyers couldn’t see themselves at home in.

After the patriarch’s death, this was the challenge his niece faced. As the trustee of the estate, she was intent on selling but reluctant to spend much money to turn it into the modern home it needed to be.

Thankfully, with our stager, contractor, and design materials in hand, we were able to demonstrate a profitable path to sale.

Through our approach to brightening and opening up the interiors, we highlighted the original architectural intent, the spaciousness and symmetries of the home, to achieve a strong return on the investment (around 200%) for the seller.

Living Room (before)​​​​​​​ Olive green carpet, dark brown beams, dark taupe natural paneling, and that particular brick red color. We had work to do!

Living Room (after)​​​​​​​ A willing trustee allowed us to focus on profitability and buyer responsiveness. Cool, neutral colors, and a new wide-plank wooden floor set the tone for buyer dollars to come rolling in.

Dining Room (before)​​​​​​​ Can anyone say “curtains?” What a different time the 1950s were!

Dining Room (after)​​​​​​​ Craig envisioned that a more geometric appearance (ceiling, walls and windows) would elevate our impact. Spraying-out the imposing dark beams and adding a more contemporary dining light fixture set the stage for us to appeal to more affluent, younger buyers.

Kitchen (before)​​​​​​​ Previously, these hanging cabinets closed off the kitchen, preventing it from being an otherwise very appealing room size.

Kitchen (after)​​​​​​​ With a more open kitchen, buyers envisioned dining, entertaining, and living in a much more appealing configuration.

Bathroom (before)​​​​​​​ Imagine waking up to this wallpaper? Maybe it was attractive 70 years ago?

Bathroom (after)​​​​​​​ It really did not take much to create a much more clean, contemporary bathroom experience.

Bathroom (before)​​​​​​​ We envisioned retaining the wall tile as long as the striped wallpaper and gray toilet were on the way out.

Bathroom (after)​​​​​​​ Craig learned a long time ago that if you can retain the most difficult design components by better complementing them with other colors and designs, something called synergistic design is the result. It worked for the buyers!

Bedroom (before)​​​​​​​ How ornate and dated. It’s been so long since this was in style that it may almost be back in fashion. But if so, not yet!

Bedroom (after)​​​​​​​ Brighter, more uplifting and simplistic.
